二、課程簡(jiǎn)介(Description)
資產(chǎn)估價(jià)理論與實(shí)務(wù)是投資學(xué)、工程管理、管理科學(xué)、資產(chǎn)評(píng)估等專業(yè)的一門綱領(lǐng)性課程,
是面向大學(xué)二、三年級(jí)學(xué)生開(kāi)設(shè)的一門專業(yè)核心課程。它強(qiáng)調(diào)培養(yǎng)學(xué)生系統(tǒng)地運(yùn)用所學(xué)知識(shí)解決實(shí)踐中的各種問(wèn)題的能力,實(shí)踐性很強(qiáng)。課程不僅聚焦資產(chǎn)估價(jià)的基本理論、基本方法,還包含各種實(shí)踐技能的應(yīng)用。課程內(nèi)容涉及資產(chǎn)估價(jià)的基本概念、理論基礎(chǔ)、不同種類資產(chǎn)價(jià)格形成的基本原理和影響因素,以及估價(jià)的基本方法、估價(jià)流程和估價(jià)報(bào)告的應(yīng)用等,并輔以練習(xí)題和參考答案。基本方法包括對(duì)所有資產(chǎn)類型具有普適性的市場(chǎng)比較法、收益法和成本法,還包括更適用于房地產(chǎn)這種資產(chǎn)類型的假設(shè)開(kāi)發(fā)法、路線價(jià)法、長(zhǎng)期趨勢(shì)法,以及從屬于市場(chǎng)比較法的基準(zhǔn)地價(jià)系數(shù)修正法、從屬于收益法的殘余法等。

The Theory and Practice of Asset Appraisal is a programed course of Investments, Engineering Management, Management Science, Assets Assessment and other majors. It is a core professional course for sophomore and junior. It emphasizes the cultivation of students' ability to systematically apply the knowledge they have learned to solve various problems in practice, which is highly practical. The course not only focuses on the basic theories and methods of asset appraisal, but also includes the application of various practical skills. Supplemented by exercises and answers, the course covers the basic concepts and theoretical foundations of asset appraisal, the basic principles and influencing factors of the formation of different types of asset prices, as well as the basic methods of appraisal, appraisal process and application of appraisal reports, etc. The basic methods include the market comparison method, income method and cost method, which are universal to all asset types. And the hypothetical development method, route price method and long-term trend method, which are more applicable to the asset type of real estate, as well as the correction method of the base land price coefficient subordinate to the market comparison method and
the residual method subordinate to the income method.

通過(guò)本課程的學(xué)習(xí),學(xué)生應(yīng)達(dá)到的目標(biāo)包括:了解資產(chǎn)估價(jià)的演化歷程、現(xiàn)狀及未來(lái)發(fā)展趨勢(shì),資產(chǎn)及資產(chǎn)估價(jià)的含義,區(qū)位論、地租理論在資產(chǎn)估價(jià)領(lǐng)域的理論指導(dǎo)作用,不同估價(jià)方法的基本原理、適用范圍,不同資產(chǎn)類型的基本概念及其評(píng)估的概念等;熟悉資產(chǎn)的分類、特點(diǎn),各種估價(jià)方法的評(píng)估程序和操作步驟,機(jī)器設(shè)備的概念、特性、特殊估價(jià)方法和應(yīng)用等;重點(diǎn)掌握房地產(chǎn)、整體資產(chǎn)、無(wú)形資產(chǎn)、金融資產(chǎn)等不同資產(chǎn)類型的含義、特性及其特殊估價(jià)方法和應(yīng)用,各種估價(jià)方法中不同指標(biāo)的確定,多種估價(jià)方法的系統(tǒng)應(yīng)用等;系統(tǒng)應(yīng)用所學(xué)知識(shí)進(jìn)行案例分析、實(shí)際案例的評(píng)估和評(píng)估報(bào)告的撰寫(xiě)。通過(guò)本門課程的學(xué)習(xí),可為學(xué)生順利進(jìn)入社會(huì)以及從事相關(guān)實(shí)際工作奠定基礎(chǔ)。
